If you are selling your home you will need a Home Information Pack (HIP)

Carbon Copy appreciate that the introduction of the HIP has made this potentially stressful time even more complicated and costly, therefore, our goal is to make the process as simple and affordable as possible.

Home Information Packs are intended to improve the home buying and selling experience for consumers. Included in the pack is an energy performance certificate (EPC) which will provide yourself and potential purchasers with a report measuring the energy efficiency of your property and listing any recommendations to reduce the carbon emissions.

For sellers, providing a Home Information Pack (HIP) up front should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home.

Your Home Information Pack (HIP) will contain the following information:

• An index (a list of the contents of the HIP)
• A sale statement (summarising the terms of sale)
• Evidence of title
• Standard searches (local authority enquiries and a drainage and water search)
• An Energy Performance Certificate (EPC)
Commonhold information (where applicable)
• A copy of the lease (where applicable)

A printed and bound copy of the Home Information Pack (HIP) will be sent to your home and will also be available via email in PDF format.
